Experience
I launched my construction career in 2008 as an administrator. I became a qualified site manager (CIOB Level 4 Site Management Qualification) by 2014. As a site manager, I led a diverse range of projects, including refurbishments, traditional builds, timber, steel, and reinforced concrete frame structures, as well as flats, houses, and a power station. My building experienced was gained working for councils and UK residential house builders.
Currently, I am forging a career in Customer Experience with a company that develops hardware and software solutions for main contractors. This software ensures all operatives are fully competent on-site.
I don't need this business, I see this as a hobby, something I am truly passionate about, I love and miss building so much.
Current Building Culture
Last October, we completed the design and construction of a pub in our garden, The Fox Den Inn. Initially we were quoted £35,000 by one company, we achieved it for a fraction of the cost. This was only possible due to my involvement in creating the plans, submitting the planning application myself, then my husband David independently built the entire structure, with minimal help from 2 external trades.
On New Year’s Day 2025 we began planning a home extension, receiving verbal on-the-spot quotes ranging from £150,000 to £200,000, which exceeds our budget.
With my planning and construction expertise, I'm confident our extension won't reach those figures (I have currently estimated the build to be £50,000). I plan to document the entire process whether I’m right or wrong. Follow The Unfiltered Female Site Manager blog - Extension or Loft Conversion to see what happens.

While labor and material costs have risen, I don't believe the increase is as much as everyone is making out.
Transparency Construction
At Transparency Construction, I would eventually like to offer a fully transparent building service package. After assessing your project on-site or possibly online, I know I could provide a clear breakdown of the costs in three key areas:

Materials and Equipment: All materials and equipment are billed to you at our cost price — no mark-up.

Labour: Our operatives would work on a fixed daily rate or half day rate. I would schedule labor based on the project program, and if we exceed the estimated time, the cost will be on us — you won’t pay any extra. Similarly, if we complete the work earlier than planned, you won’t be charged for any additional time. You only pay for the actual time operatives spend on site.
Profit: A 20% fee will be added to the total cost of the project upon completion.
This pricing structure would apply to every project we undertake. I understand that construction projects can be daunting, especially with the many unsettling stories out there. That’s why i'm committed to being different — providing clear, upfront pricing with no hidden fees. We want you to know exactly what you’re getting, when, and how much it will cost.

Problem is I'm new in this and I only have two people that I trust, that may want to work for me. Right now I am more interested in building relationships and genuinely helping people that are unsure about the build ahead of them.
